In case you have not heard of an "iFinder Investor" (formerly known as an iBuyer) yet, you will soon enough. There is now a new way to buy and sell homes using internet based technology developed to connect Sellers who want to sell their "off-market" home or property quickly to an iFinder Investor. iFinder Investors, that are pre-qualified and enrolled to receive Keller Williams Certified iFinder Pro Agent Submissions of real estate, have access to investment funds and use the funds to purchase off-market "as is" homes and properties in order to generate a profit on the resale or lease (the turn) of the property.
iFinders are Residential Home Market Experts who may be an individual investor or a company with multiple investors looking to purchase "off-market", "as-is" homes and property being sold by their owners. An iFinder Investor is pre-qualified and registered to make quick cash offers through an internet technology based home buying and selling platform such as Zillow, OpenDoor, Redfin, Offerpad, Orchard, Knock, iFinder, etc. The typical home and property owner who sells to an iFinder, most often needs to move quickly and as convenient as possible due to one or more of the following situations:
- Estate Settling – Homes and property to be sold that were owned by a recently deceased family member.
- Short Sale – Homes and property approved by the mortgage lender to be sold for less than the amount due on a homeowners mortgage.
- Pre-Foreclosure and Distressed – Homes and Property that require major repairs that the homeowner does not have the funds to repair, environmental damage, market decline, relationship breakdown, missed mortgage payments and/or unpaid taxes owed, or homes that are not yet in the foreclosure process but heading towards that direction.
- Quick Sale - Homes and property that need to sell quickly, so that their owners can move on with their lives without the stresses associated with selling a house that may or may not sell quickly.
- For Sale by Owner (FSBO) - Some homeowners wish to sell their home and property without representation, by themselves, as a For Sale By Owner (FSBO) property. These FSBO homes and properties are typically not uploaded into the MLS (multiple listing service) for sale to the public.
Some iBuyer programs allow you to submit your home information to an iBuyer program and represent your home all by yourself. Unless you know how to market and sell your home to an iFinder, I would highly suggest you hire a real estate agent who is certified in the iFinding process and hire an attorney to review anything that you will sign during the iFinding and Seller process. A real estate agent is paid a commission after the closing of a home sale from the Seller's proceeds. A contracted real estate agent is bound by a broker's listing agreement to work for the Seller and has a fiduciary responsibility to try and obtain the highest net profit for the Seller's home and property when selling it to an iFinder or Buyer. Remember, if you try to represent yourself on your own home sale, you will not have a real estate expert representing you when it comes time to sell your home to the iFinder or Buyer. A contracted real estate agent can show you multiple ways to net more income on a home sale and will also serve as your representative and advocate during the home and property sales process. iFinder and Keller Offers are the two programs that I can use to submit properties to iFinders, so that home and property owners can move on with their lives without the stress associated with selling a house that may or may not sell quickly. It has recently been documented in many news articles about iFinders and home reports, that owners of the homes and properties that are sold to an iFinder Investor "off-market" are usually sold at a discount, on average 8% to 12% less than the home is actually worth on the open market, than if it were listed and marketed properly with a real estate agent for sale to the public (open market) on the MLS. In simple terms, that means that the Seller will potentially net less profit on their home selling it to an iFinder Investor, since the iFinder investor's discounted offer price must have room for improvements and profit. However, for some Sellers, having to deal with the hassle of vacating the home while real estate agents show their property to multiple, potential buyers for multiple days in a row or even months, or having to remodel the home (while living in it) in order to sell the home (i.e. painting, replacing flooring, landscaping, adding a pool, etc.), or not being able to purchase a second home until theirs is sold, or posting interior photos of their home to the public, are reason enough to make a Seller sell to an iFinder Investor at a discounted sales price, the right move, for their peace of mind and convenience. These type of home selling examples, I just mentioned, are the perfect Seller situations that iFinder Investors are looking for. iFinders know the homeowner (Seller) wants to get out of their home as easy, cheapest (with less money out of their pocket for repairs), and to get paid for the home, as fast as possible.
